This Hawaii Real Estate Commission 2015-2016 Core Course consists of two sections. The first section addresses law updates for 2015 and covers bills that were passed by the Hawaii State Legislature during that year. The second section covers condominiums--creation and structure.
4 Hours Condominium development and conversions are a strong sector of Hawaii's real estate industry. However, there is often a degree of confusion—among licensees as well as clients—as to what constitutes a "condominium." This course will help eliminate any lingering confusion by walking through the appropriate statutes and requirements related to condominiums. In addition, legislative updates have been included. Developed within days of many of these bills becoming law, this course provides licensees with an overview of those changes most pertinent to the Hawaii real estate industry. Bills that will interest most licensees are featured, covering a range of topics including transient accommodations tax, historic property reviews, domestic violence, medical marijuana, residential landlord-tenant close, and multiple others. Ethical Real Estate covers the NAR Code of Ethics and reviews case studies pertaining to the code. Sample scenarios are included as a decision making practice for licensees. This course will insure that real estate professionals have a strong understanding of the National Association of Realtors (NAR) Code of Ethics and understand the difference between ethical and unethical behavior. This course meets NAR's 3-hour mandatory ethics renewal training and covers the Preamble and Articles 1 - 17 of the NAR Code of Ethics.

This course examines the development of federally regulated consumer protection provisions relating to home ownership, including TILA, Regulation Z, HELCPA and HOEPA. Covered is a discussion of the changes to HOEPA in the Dodd-Frank Act, including expanded triggers for determining whether a mortgage transaction falls under HOEPA, and the additional lender requirements and prohibitions under its provisions. Changes in the requirements for escrow accounts conclude the course.
